This is where everything starts. All ideas are brought to the table where the client and our design team start with a broad vision and finish with a concept narrowed down through cooperative collaboration and brainstorm sessions.
The data from step 1 is then used to create several sketches to visualize building location or any important features. Interior, exterior and plan view sketches are produces and utilized to increase the project feasibility and overall design effectiveness.
Prior to construction, the project schedule is formed to show the start & finish date for each building activity. Activities may be onsite, offsite or milestones that can also be categorized with a labor and material cost. This helps follow the budget while tracking the schedule.
Floor plans can help the client see the layout and find the square footage of a floor. Floor plans are helpful tools for realtors, market advertising, and developing concept designs and more detailed blueprints.

A 3d visual brings the floor plans and sketches to life. This is where our team can show the results of all the ideas in a model while still being susceptible to more developments. The model can also point out challenges prior to construction which helps mitigate some of the unforeseen issues.
This service is useful in particular cases. For example, if the project owner cannot regularly be available to track the project status. Also, if the project owner has a limited understanding of the construction process and if there is a technical field where consultation is required.
In this phase, we calculate the general cost for materials, labor and fees to determine the overall construction cost.
